What to put on a pressure washing invoice
Exterior cleaning is priced by size, so the invoice should show the sizes. When a client sees “Driveway, 820 sq ft × $0.18” they understand the price; when they see “Driveway, $147.60” they start measuring.
- Each surface as a line: siding, roof, driveway, sidewalk, patio, pool deck, fence, deck, gutters.
- Square footage or linear feet as the quantity, with your rate per unit as the price. Flat-priced items (a house wash by size band) can be quantity 1.
- Method, where it matters: soft wash for siding and roofs, surface cleaner for concrete, brightener for wood.
- Stain treatments (rust, oil, battery acid, gum) as separate lines. They take extra chemical and time.
- What you did not do: “washed, not sealed”, “oxidation on siding is permanent”, “loose paint may lift”. A line in the notes saves a phone call.
- Payment details, and “due on receipt” for homeowners.
Pressure washing price list
Typical residential prices in the US; coastal and big-city markets often charge more.
| Surface or service | Unit | Typical price |
|---|---|---|
| House soft wash, single story | flat | $250–$375 |
| House soft wash, two story | flat | $375–$550 |
| Roof soft wash, asphalt shingle | flat | $450–$800 |
| Driveway or sidewalk, concrete | per sq ft | $0.15–$0.25 |
| Pavers, wash only | per sq ft | $0.25–$0.40 |
| Paver re-sand and seal | per sq ft | $1.75–$2.75 |
| Wood deck, wash and brighten | per sq ft | $0.50–$0.80 |
| Fence, one side | per linear ft | $1.00–$1.75 |
| Gutter face whitening | per house | $125–$225 |
| Rust or oil stain treatment | each | $35–$75 |
| Dumpster pad (commercial) | each | $100–$175 |
| Trip minimum | per visit | $125–$175 |
A trip minimum keeps small jobs worth the drive. If a client books only a sidewalk, bill the minimum, not 120 sq ft at $0.18.
How pressure washing jobs are paid
Homeowners usually pay on completion, the same day. There’s rarely a deposit for a single-visit job, though a deposit makes sense for large paver sealing or commercial jobs where you buy material up front.
Commercial clients (restaurants, gas stations, HOAs, property managers) often want recurring service, monthly or quarterly, and pay on net 15 or net 30 terms against a PO. Put their PO or site number in the reference field so their accounts team can match it.
Add-ons sold on the spot are common: the client sees the clean driveway and asks about the patio. Add the line to the invoice before you leave rather than sending a second bill later.
Tips to get paid before you pull away
- Walk the job with the client and show the before and after photos on your phone. Then send the invoice.
- Share the PDF right there. Clients who pay with Zelle or PayPal can do it while you load the trailer.
- Take a deposit for sealing jobs, since sealer is your largest material cost.
- Put a damage disclaimer in your quote, not after the fact. If you send a quote first, the same notes carry over.
- Give a receipt for cash. Many homeowners pay in cash on the driveway; a cash receipt is proof for both of you.
